Jennifer-great post. One thing to caution against is and closely watch are those clients who may be looking to take advantage of the tax credit next spring. It may make since to list sooner than later as future values may decline a bit more and so the 6500 they "made" on taxes may be offset by more in the form of a lower sales price.
