Jennifer-great post. One thing to caution against is and closely watch are those clients who may be looking to take advantage of the tax credit next spring. It is so sad that are so many neighborhoods out there like this. In my subdivision alone there is a guy who owns 6 duplexes and is in foreclosure with 5 out of the 6. You can only imagine how angry all the neighbors are especially since he can't maintain them. He is a slime and hasn't taken care of his tenants which is unfortunate because they are good people. I think foreclosures do affect the neighborhood especially our moral and sense of community.
Saint Paul Real Estate:
Strong neighborhoods can hold their own even with a foreclosure on the block. Other, questionable or fringe areas will take a beating. Other places, where everything is in trouble will be decimated (like North Minneapolis).

Hi Jennifer, Bob brings up a good point about "questionable" loans. I wonder if there is any connection between different local government backed "subsidized mortgage" programs targeted for low income folks and what percent of these homes are in foreclosure and bringing down the value of people who got conventional financing and have made payments on time?
